Development Description

The project consists of 4 single-family homes located on plot 15,035, in the department of Maldonado, locality of La Barra. It is situated on National Route number 10, at the corner of Calle Las Espumas. These 4 units form the horizontal property that will be defined according to the surveying plan by Surveyor Engineer Gabriel Suarez. Each unit has a front garden, rear garden, and a spacious terrace. There are two covered parking spaces for each unit.

Materials and Finishes

This General Descriptive Report accompanies the set of graphical and written documents, plans, charts, and details related to the housing project named “Sea View.” The materials specified in the following text will be used in each of the 4 housing units.

Structure Foundations and structure are made of reinforced concrete and metal, carried out according to the structural design and calculation performed by Magnone Pollio Engineers. Structural plans and construction details are annexed.

Masonry Exterior walls are built with masonry. Exterior finish, facade: single-layer render, off-white color. Interior finish: plaster, smoothing, and paint.

Wood or similar coverings included in the facade, as shown in the illustrative image annexed, will be provided with protection and will be of proven quality according to their intended use.

Electrical Conditioning The electrical installation is carried out according to annexed electrical plans and current regulations. Standard white line finishes are used. Provisions for weak currents, telephony, and cable TV are made according to the corresponding plans. There is also provision for the installation of 5 CCTV cameras per home.

Sanitary Conditioning Supply networks are executed according to annexed sanitary plans and current regulations. Drainage networks are also built according to annexed sanitary plans and current regulations. Normalized materials, fixtures, taps, and accessories from Ferrum, FV, or similar brands are used. Sanitary ware is white, and toilets include an external water tank. Air extractors will be installed in each bathroom, and kitchen installations will be prepared for future installation of purifiers or extractor hoods. Kitchen sinks will be stainless steel.

Thermal Conditioning

Pre-installation for air conditioning (multi-split) is provided. The ducting and drainage will be installed in each home, specifically in the living-dining room and bedrooms. The exterior units for each home will be placed in the designated area on the roof, as indicated in the illustrative images annexed.

Aluminum Openings

Aluminum openings will be installed according to the attached plans and lists, using lines from Aluar or Aluminios del Uruguay, with a black paint finish and double glass with an air chamber. Shutters or exterior closures are not included.

Carpentry

Entrance and interior doors for each unit will be made of wood with a white lacquer finish. Kitchen cabinets, both upper and under the counter, will have a white melamine finish.

Floors and Coverings

The flooring will be of first-quality porcelain tile. The kitchen and bathroom floors will also be porcelain, with the bathroom wall tiles measuring 30 cm x 60 cm in matte white. On the roof, the flooring will be a hardwood deck or PWA deck.

Countertops and Kitchens

The countertops in bathrooms and kitchens will be black granite. Kitchens will include equipment such as an oven, cook top, and extraction hoods.

Elevator

Provisions in the slabs and electrical provisions will be made for the installation of an elevator with a capacity for 2 people, projected for each unit.

Outdoor Space

The pavement for the access and parking areas will be either washed monolithic concrete or crushed stone.

Jacuzzi and Pergola

An exterior heated Jacuzzi will be installed according to the attached plans, located on the roof. The pergola will be permeable, constructed with either a concrete or metal structure.
